Shopping around for a mortgage pays. Freddie Mac researchers estimated in 2023 that buyers in late 2022 could have saved as much as $600 a year by getting quotes from two lenders, and more than $1,200 a year with four or more. The spread between lenders’ rates had roughly doubled compared with the 2010 to 2021 average. Better Mortgage is built for exactly that kind of comparison: an online lender that publishes rates, lets you check pricing without a credit hit, and says it charges no lender fees at all.
Key takeaways
- Better says it never charges application, origination or underwriting fees, and its loan officers don’t work on commission. Third-party costs such as appraisal, title and recording fees still apply.
- It offers conventional, FHA, VA and jumbo purchase loans, plus refinancing, cash-out refinancing and HELOCs.
- The One Day Mortgage program aims for a conditional underwriting decision within 24 hours of locking, if you upload documents within four hours. It is not a guarantee of final approval.
- JustMobs rating: 4.2/5. Strong on cost transparency, weaker if you want a local loan officer or a nonstandard loan.
How Better works
Better Mortgage Corporation (NMLS #330511) is a direct lender, meaning it underwrites and funds loans itself rather than passing you to another company. Its process runs mostly online. You answer a short set of questions, see estimated rates, and can get a pre-approval letter without a hard credit pull at the start. Better’s rate-check flow says it takes about three minutes and has no impact on your credit score. A hard pull happens once you move forward with a full application.
You can still talk with a person. Better staffs a phone line seven days a week and assigns loan specialists, but there are no branches to visit.
The “no lender fees” claim, explained
On a typical loan, section A of the Loan Estimate lists the lender’s own charges: origination, application, underwriting and processing fees. These can run into the thousands. Better’s product pages state it charges “zero lender fees or commissions” and never charges application, origination or underwriting fees.
What that does not mean:
- Closing costs are not zero. You still pay for the appraisal, title insurance, credit report, recording and prepaid taxes and insurance.
- Points still exist. You can choose to pay discount points for a lower rate or take lender credits for a higher one. Points are optional, but they appear in section A when you choose them.
- The rate matters more than the fees. A lender with a $1,500 origination fee and a rate 0.25% lower can be cheaper over a long hold. Compare APRs and total costs, not just fee lines.

Loan options
| Product | What to know |
|---|---|
| Conventional purchase | Fixed and adjustable rates; Better’s displayed rates assume a 760+ score, 20% down and DTI under 35% |
| FHA | For buyers with smaller down payments or lower scores; FHA mortgage insurance applies |
| VA | For eligible service members and veterans |
| Jumbo | For loan amounts above conforming limits; same no-lender-fee policy |
| Refinance and cash-out | Rate-and-term or cash-out refinancing |
| HELOC | Home equity line of credit, applied for online |
Better does not list USDA loans, so rural buyers hoping for zero-down USDA financing will need to look elsewhere. Products are not available in every state. Better also launched crypto-backed mortgages, which are niche and carry their own risks; most buyers can ignore them.
The One Day Mortgage
Better’s fastest track promises a Commitment Letter in a day. The fine print: if you are qualified and upload the required financial documents within four hours of locking your rate, you may get a conditional underwriting decision within 24 hours. Conditions, the appraisal and title work still have to clear before closing, and Better says the conditional approval does not guarantee final approval. Still, a strong commitment letter early can make an offer more competitive in a tight market.
Where Better is strong
- Fee transparency. No lender fees removes the most negotiable, least visible part of closing costs.
- Fast pre-approval with no credit impact at the start.
- Published rate assumptions. Better tells you the profile behind its displayed rates, which makes apples-to-apples comparison easier.
- Broad core lineup. Conventional, FHA, VA, jumbo, refinance and HELOC in one place.
Where it falls short
- No local presence. Buyers who want an in-person loan officer, or whose agents prefer local lenders, may feel the gap.
- No USDA loans and limited options for unusual properties or income.
- Advertised rates assume an ideal borrower. A 680 score and 5% down will price meaningfully higher.
- Not in every state. Check availability before you start.
Better vs. Rate and Chase
Rate (formerly Guaranteed Rate) is the closest online rival, with a five-minute automated pre-approval, a large network of loan officers and a wider product menu that includes USDA, renovation, reverse and non-QM loans. Rate does not advertise a no-lender-fee policy, so compare section A of each Loan Estimate. Chase offers rate discounts for customers with large deposit or investment balances, branch access, and homebuyer grants in eligible areas. If you hold six figures at Chase, its relationship pricing could beat Better’s no-fee savings; if not, Better is often cheaper on fees.
Frequently asked questions
Is Better Mortgage legitimate?
Yes. Better Mortgage Corporation is a licensed direct lender, listed under NMLS #330511, and an Equal Housing Lender. You can verify its licenses in your state on NMLS Consumer Access.
Does checking my rate with Better hurt my credit?
No. Better’s initial rate check and pre-approval start without a hard inquiry. The hard pull comes later, when you move forward with a full application.
Can I negotiate with Better?
There are no lender fees to negotiate away, but you can still ask about rate matching and decide how many points to buy. Bring a competing Loan Estimate dated the same day for the cleanest comparison.
Is the One Day Mortgage available for every loan?
No. It depends on your state, loan type and how quickly you supply documents, and the 24-hour decision is conditional. Treat it as a fast start, not a fast closing.
Getting the best rate
Get at least three Loan Estimates on the same day, for the same loan amount, term and lock period. Better should be one of them if you want low fees and a mostly digital process. Ask each lender to price the loan with zero points so the numbers line up, then compare the APR, section A charges and cash to close.
Raise your score before applying if you’re near a pricing tier (740 and 760 are common breakpoints), keep new credit quiet, and lock once you have an accepted offer. You can see today’s estimates on Better’s website. Rates, fees and programs can change at any time. For more on comparing home lenders, see our Rate mortgage review.
