Rate (Guaranteed Rate) Mortgage Review: Fast Online Approvals

“My loan officer’s email signature says Rate, but my old paperwork says Guaranteed Rate. Is this the same company, and is its quick online approval real?”

We hear versions of this question a lot. The short answer: yes, it’s the same lender. Guaranteed Rate announced in July 2024 that it would operate under the name Rate, and the rollout has been gradual. For regulatory reasons, the company still uses the Guaranteed Rate name in New York, Louisiana and Tennessee. As for the fast approval, it’s real, with an important asterisk we cover below.

In short

Rate is one of the largest retail mortgage lenders in the country, reporting $30.3 billion in loans in 2025 and a network of more than 4,000 loan officers nationwide. It pairs a fast digital application with a broad menu that runs from conventional and FHA loans to USDA, jumbo, renovation, reverse and non-QM programs, plus a HELOC that can fund in about a week. Its “five-minute pre-approval” is an automated underwriting review, not a final loan approval. Rate does not advertise a no-fee policy, so its costs need careful comparison against online lenders that skip origination charges. JustMobs rating: 4.1/5.

What the five-minute pre-approval actually means

Rate says you could be pre-approved in about five minutes. Its disclosure explains that this refers to an automated underwriting review of the documents you submit, followed by a pre-approval. It does not mean Rate has approved or funded your loan in five minutes, and Rate says it can’t guarantee approval or a closing within any specific timeframe.

That still has value. An automated underwriting finding based on verified income and assets is stronger than a basic prequalification letter, and sellers’ agents notice the difference. Just treat it as a strong start, not the finish line. Appraisal, title work and final underwriting still lie ahead.

Loan options

Rate’s lineup is broader than most online lenders’:

If you’re self-employed, buying in a rural area, or looking at a fixer-upper, that breadth is the main reason to put Rate on your shortlist.

The Rate HELOC

Rate’s home equity line of credit is the most distinctive product in its lineup. As of October 2026, its published terms include:

Feature Rate HELOC
Credit amount Up to $750,000, depending on equity and state
Minimum credit score 640
Maximum debt-to-income 50%
Maximum combined loan-to-value 85%
Application Fully digital, about 5 to 10 minutes
Funding As soon as five days after approval with remote online notary
Fees Origination fee may apply; Rate’s example shows a borrower choosing a 4.99% fee in exchange for a lower APR

Read the structure carefully. On Rate’s fixed-rate HELOC, the full line, minus the origination fee, is drawn at closing, and you can draw again as you repay. On the variable-rate version, at least 90% of the line must be disbursed up front. That works for a renovation or debt payoff you’re ready to fund now, but it isn’t the classic “open line you tap only in emergencies.” An origination fee near 5% is also steep on a large line. Home values come from automated valuation models, which speeds things up but may come in lower than a full appraisal would. Texas borrowers face a 12-day waiting period by state law.

Where Rate stands out

Where to be careful

Rate vs. Better and Chase

Better Mortgage says it charges no application, origination or underwriting fees and runs almost entirely online, but it has a narrower product list and no USDA loans. If your loan is plain-vanilla, get a Better quote to keep Rate honest on fees. Chase appeals to borrowers with large deposit or investment balances, who can earn relationship rate discounts. Rate wins on product variety and HELOC speed.

Common questions

Is my old Guaranteed Rate loan affected by the rebrand?

No. The company said the name change doesn’t affect operations, and your loan terms stay the same. You may simply see the Rate name on statements and the website.

Does a Rate pre-approval require a hard credit pull?

A mortgage pre-approval generally involves a credit check. Ask your loan officer which type of pull is used at each step, and keep your mortgage shopping within a short window so multiple inquiries count as one for most scoring models, as the CFPB explains.

Can I get a Rate HELOC on a rental property?

Check with Rate directly. Eligibility depends on property type, occupancy and state, and the published requirements focus on credit score, debt-to-income and combined loan-to-value.

Does Rate offer more than mortgages?

Yes. Rate also offers a student loan refinancing marketplace and auto loan shopping through its platform, though its core business remains home lending.

The verdict

Rate is a solid choice for borrowers who want speed and options in the same place: self-employed buyers who need a bank-statement loan, rural buyers looking at USDA financing, renovators, and homeowners who want equity cash within days. Its digital tools are quick, and you can still get a person on the phone.

The trade-off is cost visibility. Get at least two other Loan Estimates on the same day, ideally one from a no-lender-fee competitor, and compare APR and total closing costs line by line. You can start a pre-approval or check HELOC terms on Rate’s website. Rates, fees and program rules can change at any time.
